Long stays in London: what “all bills included” really covers
“All bills included” is one of the most-used phrases in London lettings, and one of the least defined. If you are staying a month or a season, these are the line items that decide what you actually pay.

What a proper inclusive rate covers
- Electricity, gas, water and heating — no meter readings, no final bill
- Council tax — paid by the operator, not by you
- Broadband and Wi-Fi, already installed and working on arrival
- Building maintenance and repairs, including appliances
- Concierge service during the day
- Weekly housekeeping with fresh linen and towels on stays of 30 nights or more
What a private rental would add on top
A conventional assured shorthold tenancy in central London typically means setting up your own utility accounts, paying council tax directly, buying or renting furniture, arranging broadband installation with a two-week lead time, and paying agency and referencing fees before you get the keys. Add a six or twelve month commitment and it stops being suitable for a three-month project.
Why weekly housekeeping is not optional
On stays of 30 nights or more, weekly housekeeping is a mandatory part of our service and is already covered by the price we quote. It is how the apartment stays in the condition you found it in, how small maintenance problems get spotted before they become expensive, and how every home in the building keeps to the same standard. Individual visits can be rescheduled with the concierge, but they cannot be cancelled.
Questions to ask any operator before you commit
- Is council tax included, or billed separately?
- Is there a fair-use cap on utilities, and what happens if you exceed it?
- How often is housekeeping, and is linen changed?
- What deposit is held, and when is it returned?
- Is there a cleaning or check-out fee at the end?
- What is the minimum stay, and what notice is needed to extend?
